We've spent more than eight years building on the 441 corridor — over fifty homes between the mountains and Athens. Long enough to learn what this market actually rewards, and what it quietly punishes.

What it rewards: houses sized for the way people really live, finished like somebody cared, priced so the family can plan their life around the number. What it punishes: allowance games, catalog sprawl, and the word “approximately” attached to anything with a dollar sign.

So we run a short library instead of a long catalog. Five plans, each one built and lived in, each one better than the last time we built it. We publish the prices. We fix what can honestly be fixed and put the rest in writing. And we measure quality in finishes, craft, and livability — never in square footage.

The process starts at your kitchen table, or ours, and it starts with your land — because the lot decides more than the plan does. We'll tell you which of our houses your site wants. If the answer is “none of them,” we'll tell you that too.
